We have created a list of three parts that you should take into consideration before you build your dream custom home.
Part #1: Before You Build
The beginning of the process is important. The first step is to carefully consider the decision to build or to buy before beginning the design/build process. Next, meet with your builder and discuss your budget before you meet with a designer. Make sure to choose a good, competent builder who will give you good advice. This is a large investment for you and your family, so choosing someone that you like, trust, and respect is important. It is also important to decide ahead of time what you expect from your homebuilder. Do you expect quality, speed, service, or price? Realistically, you will only get 3 out of 4 options with your homebuilder. Decide which qualities matter most to you. Then, decide your needs versus wants. Do you want a custom home or to buy a plan? Do you want a fixed price or cost-plus price? Consider how long you will live in the home, whether you may sell it someday, etc.
Part #2: During Construction
With a custom home, the sky is the limit for what you can do. You want your home to be unique to you. Design teams, like The B.O.L.D. Company, are here to offer advice, but not limit your options. It is important to remember not to sweat the small stuff. Let your builder do that. If there are things that truly concern you, let your builder know. However, if you have good communication from the beginning and define the expectations in writing, it will be a much easier process. If you are worried about the timeframe of your project, ask your builder in the beginning how long the design, permitting, and building process takes and what would cause delays in the process. Try to keep Change Orders to a minimum. Be aware of how the process works, the consequences of a change (additional time and cost), and understand the builder’s margin.
Part #3: After Your Home Is Finished
Once your home is finished, enjoy it! There are several things you can expect after you’ve moved in. Things such as settling and minor adjustments on your home are expected. Having a good builder who can address your concerns and work with you is important. It is also important to take care of your new home. Whether it is pressure washing, flushing the air conditioning condensation line, cleaning the gutters and filters, or anything else, keeping up with your home is a great way to keep it looking great.
